Sophia Sands is a tiny community of six townhouses in a new subdivision on the edge of old Broulee. It is a short walk to the beach and local amenities. The townhouses have been purposefully designed to be flexible and adaptable to allow for ageing in place and for people with limited mobility. All six townhouses have been designed to allow the future provision for a lift, if required, which greatly exceeds the minimum standard required by Council.

Each townhouse enjoys large areas of private open spaces with large yards and balconies, and generous room sizes with large secondary living spaces on the first floor. The townhouses are now built and have been lovingly crafted in meticulous detail. They enjoy all the amenities you would want in a low-maintenance beach house, including polished concrete floors for sandy feet, outdoor entertaining areas, and large garages for storing surfboards and boats.

The external design is a contemporary nod to the classic mid-century beach houses that are, sadly, being gradually replaced in seaside communities. All the classic motifs of this style of housing, such as weatherboard, corrugated steel, and timber are employed in a contemporary idiom with gently wrapping forms and deep reveals and shading to maximise shading and thermal comfort. A subtle nod to the underlying strata is made with sand-coloured bricks that tether the townhouses into the subtropical landscape.
