Vera – From Constraint to Clarity

Located in the heart of Queanbeyan, Vera is a multi-residential project that responds directly to the character, geometry, and evolving needs of a regional town centre.

With street-level activation, upper-level apartments, and a rich architectural dialogue between traditional and contemporary forms, the project sets a benchmark for contextually sensitive apartment living.

Led by one of our architects and Directors, Angus Harker, the site posed a number of challenges: a 45-degree orientation to the street grid, overshadowing risks, complex planning controls, adjacency to a heritage-listed structure, and flood zone classification. The basement alone required elevation above the groundwater level to avoid flood risk. Rather than limiting the design, these constraints shaped a clear architectural response.

A few distinct design concepts were developed — an important part of our process that allows for broad thinking and multiple entry points to a brief. The chosen scheme reinstates a traditional shopfront condition at street level, while above, a contemporary expression balances heritage reference with new urban fabric. A subtle motif drawn from the movement of water across the Queanbeyan Weir reinforces the connection between architecture and place.

As Angus reflects, “The diagonal layout unlocked the entire building. It allowed us to design from constraint rather than against it.” Public through-site links improve walkability, offering civic generosity to the community.
